Theme
If you picture the B&Bs of old, you might imagine a creaky staircase and carpets that are beyond their best. However, with so many hotels, boutique hotels and Airbnb, trying to compete isn’t always easy.
Instead, you will need to curate the experience from top to bottom – and start with your theme.
Country cottage chic? A place to unplug and disconnect? A modern, clean and luxurious place with all the tech anyone could need?
Narrow down on your theme, and then flesh out the idea.
How long?
Is it something that you want to do right now because you want a new career, or is it something that you want to do through your retirement? Running a B&B although it often looks idyllic in the movies and TV shows, it is a 24/7 occupation – because you are responsible for the people in the B&B all day every day.
Eventually you might hire people to take care of everything – but in the meantime you will most likely be doing it yourself.
Amenities
A regular sized kitchen, dishwasher and pots and pans aren’t going to cut it. Imagine you have a full house, and multiple couples and families, making sure that breakfast is available for everyone is a bit more than your average sized toaster!
You’re also going to think about commercial laundry equipment do to the amount of sheets and towels that will need to be washed and ready for the next people.
Seasonal or not?
A B&B in the middle of the city is a lot less seasonal than ones that are by the coast. During the winter and colder months, not many people opt for a seaside holiday in the winter.
What this means is that you will have to adjust your prices through the year, having a peak time in the summer to make up for the deficit you might find yourself in during the winter months,.
If you haven’t purchased a B&B yet then this should be something that you consider. Then again maybe you would prefer to have something that is seasonal so that you can plan your own down time too.
Market
Most often the theme of the B&B will lead a specific market to your door, however it isn’t common for B&Bs to only have one type of client. So, although you might have designs on the types of people that you think will be making use of your beautiful rooms – be prepared to be surprised.
